I guess it's too late since I purchased my home a year ago. Too many blind spots to the outside view. There are windows that are too small and raised high in some of the rooms so for example, for me to see my backyard I have to go downstairs because there are no windows upstairs that face the back. Side Windows upstairs in some rooms are small and above my head. Downstairs, I in order to view the street from the front of the house, I would have to go into the garage and peer through those windows or go upstairs to the room facing the from. This is a large brand new home. Wish I could sell it and leave but would lose too much money and an argument with spouse.

Where I live, I think the set back is 4 feet. We live in an older neighborhood, and there might be 8 feet between our house and our neighbor's. Years ago, the fence between the backyards blew down, and our neighbor came to us and asked if they could put up a new fence on the property line, as it had been, because it meets the corner of their big barn/garage. They added a little chainlink part with a gate from near the back corner of our house to the corner of theirs, which sits a little mor foreward. When the fence was erected, they had it replaced with the smooth side on their side, thus, still "our fence". No, it's really both our fence. 😂 We're on a corner, so the other neighbor's driveway butts right next to the property line, whatever.

We paid cash for our old 1920s 3 bed/1 bath house in 1997. No updates had been done. Original bathroom and mostly original kitchen. We planned on updating it and it had a little bit of cash due to a small inheritance. House was bought for $79k and sold for $218k in 2022 after renovating bathroom, kitchen, foundation fixes, new siding, new roof, new retaining wall, new windows, new carpet. We would have been MUCH better taking out a mortgage investing that money instead. We did invest over those years and our investments quadrupled at a minimum over those years. Our house didn’t even double. I have a mortgage now in my new built house. I continue to invest.

I also have paid of rentals but the other side of the coin to consider is there is added risk. If a tenant wants to sue you and hires an attorny, they will be licking their lips when they see all the equity they can go after. Hopefully you have liability/umbrella insurance to protect it. Also if we had been leveraged the last few years the appreciation gains would have been much more. A lot of real estate here has almost doubled in value in the last 4 years. If I had a do over I would Refi' some at a record low ~3% and put that cheap money to work. Being debt free is hard to beat though, especially for the upcoming rocky road.

You only got about 40 years to work. There is a lot to do in that time. Some of those can include: buy a house, get married, have kids, save for retirement, buy vehicles, vacations, hobbies, etc. Student loans will be a road block for many, if not all of the things i listed.😊

Unemployment, by BLS standards, measures the portion of people who WANT a job but the economy absolutely refuses to hire them. Unless you choose to use poverty programs for food and housing, student loans are a great option. At least you get a meal plan and a bed 🛏️. But reality is, very few people are both asset poor and unemployed. Only those kids really benefit from college...

You want to solve the student loan debt problem? One simple piece of legislation will solve this, maybe even by one stroke of the pen with an Executive Order.... *Make student loans easily dischargeable in bankruptcy,* and watch how fast lending standards are tightened.

@@Boblib1970 I have one who will commute to a state school in the fall. He pays books and commuting costs, we keep him housed and fed and pay his tuition (loan free between savings for school, cash flow and merit scholarships he earned). It is his second choice school. He would have to kick in a few thousand a year for tuition at his first choice, a local private school he could commute to. He works and could afford it but wisely decided it wasn't worth it to him. We have raised our kids with the knowledge that student loans are a trap for most and not an option for us.

One of my sisters is a teacher who graduated decades ago. To my knowledge, she has never paid the principal down - she may not have paid any of it. She is happy about the possibility of having the debt cancelled. Everyone else in the family who either paid their loan off or didn't get a student loan in the 1st place is not so thrilled about paying off her (and a bunch of other) loans. It's not a subject which comes up a lot in the family when she is present as arguments will ensue. My opinion is that how student loans are handled by the govt is the primary reason that college education is so expensive and spiraling higher.

I had a scholarship for 75% in-state (Florida)tuition only. I took out subsidized loans for some of the balance. Even though I had a small amount of loan debt, I still regret taking it. I look at it less like a scam and more like a bad investment. I had no idea how bad an investment it was at the time, and neither did my parents. I'm advising my kids to stay in state and not take loans if they decide college is the route for them. No loans!

I'm about to turn 62 and have been retired about 4 years, now it was sort of forced retirement so had not really planned for it that soon. One of the main reasons I decided I could retire was I was debt free. I have my main home paid for and also a lake home we plan to move to soon. The decision I will need to make when we move to our lake home is sell or rent our current home. Had always plan to rent for about 5 years before I sold, would create about $2,200 a month in income but with home prices and interest rates this high could make almost the same selling house and putting it all in CD's.

Great Video! After paying your house off, there is a third major benefit with insurance that you didn't mention. You mentioned that a paid off home can choose to 1. self insure 2. temporarily suspend insurance if the company tries to spontaneously gouge you and not pay the difference and just re-shop. But the biggest benefit is that you have the option to shop around for cheaper DP1 or DP2 policies that will just cover your house if there is a complete loss. So you don't have to pay for the expensive H03 policies they cover everything that having a mortgage requires. This can save people with paid off homes up to 50% - 70% on premiums. Again, love the videos
